Seamless aluminum, correctly hung, lasts twenty to thirty years in Kansas City; copper, fifty or more; galvanized steel, fifteen to twenty before rust-through at the seams; vinyl, ten to fifteen before it goes brittle in the winter cold. Sectional systems of any material start leaking at the joints well before the metal fails — typically ten to fifteen years. Hail can end an otherwise sound system early on the exposed sides of a house.
Yes, and in the Kansas City market they cost only modestly more. Sectional gutters have a joint every ten feet, and every joint is a future leak — in Johnson County's freeze-thaw winters, usually within a decade. Seamless runs are roll-formed on site to the exact length of the fascia, so the only joints are at corners and outlets. The price difference is small; the maintenance difference is not.
Seamless aluminum for most homes: it doesn't rust, comes in thirty-plus colors, and is light enough for any fascia. Heavier .032 aluminum or galvalume steel on exposed south- and west-facing runs where hail hits hardest. Copper or galvalume half-round on period homes where the profile matters. Vinyl is not recommended — Kansas winters make it brittle and Kansas sun fades it.
Residential seamless aluminum is .027 inch as standard; .032 is heavier, dents less in hail, and holds hangers better on long runs. The difference in cost is small enough that .032 is worth specifying on the exposed sides of a two-story in Johnson County's hail climate. A quote should name the gauge.
The standard residential profile: a flat back, a flat bottom, and a front face shaped in an ogee curve that resembles crown molding. K-style carries more water than half-round at the same nominal size and is what nearly every Johnson County home built since 1960 has. Half-round is the older, rounded profile seen on period homes.
It is a strong mid-tier choice — steel coated with a zinc-aluminum alloy that resists rust far better than plain galvanized. It dents much less than aluminum in hail, weathers to a matte gray, and costs between aluminum and copper. It is a sensible specification for half-round gutters on a traditional home where copper is out of budget.
By the nominal width across the top opening — 5 inches or 6 inches for K-style — and by linear feet of run. A quote counts total linear feet of gutter, the number of inside and outside corners (each a hand-sealed miter), and the number and size of downspouts. Measuring the eaves from the ground with a wheel gets within a few feet of what a contractor will quote.
At least one for every 30 to 40 feet of gutter, and one at every low corner. A 2×3 downspout drains about 600 square feet of roof in a heavy rain; a 3×4 drains about 1,200. Builders in Johnson County's 1990s subdivisions routinely installed the minimum, which is why so many two-stories overflow at one corner. Adding a downspout is one of the cheapest fixes on a replacement quote.
2×3 inches is standard with 5-inch gutters; 3×4 inches with 6-inch. The larger downspout drains nearly twice as fast and is the right choice at any inside corner where several roof planes meet, regardless of gutter size. Local pricing runs $5.50 to $7.50 per foot for 2×3 and $8 to $10.50 for 3×4.
One of four reasons, in rough order of frequency in Johnson County: the gutter is partly full of debris; the gutter is 5-inch on a roof that needed 6-inch; too few downspouts, so one outlet is carrying too much roof; or the run has lost its pitch and water is pooling instead of moving. Overflow at the same inside corner in every storm, on a clean gutter, is a sizing problem.
Not everywhere, but often in Johnson County. The county's heavy clay soils hold water against foundations, and many HOA subdivisions — particularly in Olathe and south Overland Park — require downspouts to discharge into buried lines that carry water to the curb or a dry well. Elsewhere, a four-to-six-foot extension onto a splash block is usually enough. Buried lines run roughly $10 to $20 per foot.
About a quarter inch of fall for every ten feet of run, toward the outlet. Less and water stands, breeding mosquitoes through a Kansas summer and adding ice weight in winter; more and the gutter looks visibly crooked from the street. On a long run with a downspout at each end, the high point is set in the middle.
The good ones do, against the right debris. Micro-mesh stops nearly everything, including Johnson County's oak catkins and maple helicopters, and needs an occasional brushing. Perforated aluminum stops leaves and passes small seeds. Reverse-curve sheds leaves and overshoots in the heaviest rain. Foam and brush inserts stop working after a season. "Never clean again" is a slogan; "clean far less often, from the ground" is the honest version.
Micro-mesh, without much competition. Pin oaks and red oaks — the dominant shade trees in Johnson County's older subdivisions — drop catkins in spring that pass through perforated guards and mat over reverse-curve covers. A stainless micro-mesh screen is the only common type that handles catkins and the winter leaf drop both.
Under a mature canopy, yes: three cleanings a year at $110 to $250 each pays for a micro-mesh install at $11 to $14 per foot within four to six years. In a young subdivision with small street trees, twice-yearly cleaning is the better money. Guards belong on a sound, correctly pitched gutter — not on a system about to be replaced.
In order through the year: pin oak catkins (April–May), silver and red maple helicopters (May), cottonwood fluff along the creeks (June), sycamore and hackberry leaves (October), pin oak leaves (late October through January), and sweetgum balls (November through February). Yes, on any gutter that is sound and pitched correctly. Most guard types clip or screw to the front lip and slide under the first course of shingles or fasten to the fascia. A contractor should check hangers, pitch, and seams before installing guards; guards on a failing gutter are money spent on something about to come down.
Less often, not never. Micro-mesh surfaces collect pollen, shingle grit, and a film of fine debris that needs brushing off every year or two — from the ground with a soft brush on a pole, or from a ladder. Perforated and reverse-curve guards collect leaves on top that blow off or need a sweep. The ladder trips drop from three a year to one every few years.
No. Ice dams form when heat leaking through the attic melts roof snow that refreezes at the cold eave, backing water under the shingles. Gutters sit below that line. The fix is attic insulation and ventilation; heat cables in the gutter treat a symptom. A gutter full of ice is a sign of a dam forming above it, not the cause.
Yes, on days above about 40°F so the miter and end-cap sealant cures. Kansas City winters have plenty of such days, and January is a good month to get on a contractor's schedule before hail season fills it. Installations are scheduled around the forecast rather than the calendar.
Less than they get. A 40-foot gutter packed with wet snow and slush weighs several hundred pounds, which is why hanger spacing matters: hidden hangers every 24 inches, and every 18 on north-facing runs, carry the load; hangers at 36 inches let the run sag. Snow guards on the roof above steep-pitched runs keep a slide from tearing the gutter off entirely.
Penny-sized (three-quarter inch, the NWS severe threshold) dimples .027 aluminum on the exposed faces. Quarter-sized crushes drip edges and creases downspouts. Yes — about a third more. Overland Park's climate normals put annual precipitation at 40.17 inches against roughly 30 for the country as a whole, concentrated in spring: May alone averages 5.8 inches. Storm events of 2.5 to 4 inches are routine, which is the basis for the 6-inch recommendation on two-story homes.
What gauge and profile of aluminum; what hanger type and spacing; whether tear-off and disposal are included; whether fascia repair is quoted per foot or discovered on the day; what the workmanship warranty covers and for how long, separate from the finish warranty; whether the crew is in-house or subcontracted; and whether a recent job in the same neighborhood can be seen. A contractor who answers all of that in writing on the first visit is usually the one to hire.
A day for most Johnson County homes — a ranch is often done by early afternoon. A large two-story with 250 feet of gutter, eight downspouts, and fascia repair can run into a second morning. Copper half-round with soldered seams takes longer than aluminum. Weather delays are the usual reason a one-day job becomes two.
It isn't expected in the Kansas City trades, and a written review or a referral is worth more to a crew than cash. Homeowners who want to acknowledge good work sometimes offer cold drinks on a hot day or $20 per crew member on a large job; none of it is customary.
Materials by name, gauge, profile, and size; color; hanger type and spacing; number and size of downspouts; whether tear-off, disposal, and fascia repair are included and at what rate; workmanship and finish warranty terms; a start date and duration; the total price; and the payment schedule. The Kansas Attorney General's consumer guidance for exterior work says the same: everything on paper before work begins, and never full payment up front.
Published Kansas City figures put single-story cleaning at $70 to $200 per visit and two-story at $120 to $290, depending on footage, canopy, and whether downspouts are flushed. The national flat-rate cleaning networks that advertise in Overland Park charge $249 to $399. Under a mature canopy, three visits a year is the realistic budget.
In the Kansas City market, $7 to $10 per foot installed for perforated aluminum and $11 to $14 for micro-mesh on an aluminum frame. National franchise guard products cost considerably more for equivalent mesh. On a typical 150-foot ranch that is roughly $1,000 to $1,500 for perforated and $1,650 to $2,100 for micro-mesh.
In Kansas, exterior maintenance is the landlord's responsibility unless the lease assigns it otherwise, and gutter cleaning is exterior maintenance. Some single-family leases do assign routine yard and gutter care to the tenant; reading the lease settles it. Either way, a neglected gutter that damages fascia or a foundation is the owner's cost.
